Why the confusion matters
Rising damp and condensation are probably the two most confused causes of damp in the home — and the remedies could not be more different. One may involve a damp-proof course system and replastering; the other is usually controlled through ventilation, heating and insulation. Mistaking one for the other is expensive in both directions.
How condensation behaves
Condensation is airborne moisture settling on cold surfaces. It is typically worst in winter, worst in the morning, and worst on the coldest surfaces: windows, external walls, corners, ceiling edges and behind furniture placed against outside walls. It often comes with streaming windows and black mould in corners and around window reveals. It can occur at any height on a wall.
How rising damp behaves
Rising damp is ground moisture moving up through masonry by capillary action. It only ever starts at the base of a ground-floor wall, it is not particularly seasonal, and it rarely rises more than about a metre because evaporation limits the climb. It commonly brings hygroscopic salts into the plaster, which keep the wall looking damp and cause paint and plaster to fail at low level.
Where it gets tricky
The base of an external wall is exactly where condensation likes to form — so the two genuinely overlap in location. Moisture meters read high in both cases, and condensation on salt-contaminated plaster is worse still because the salts pull moisture from the air. This is why a meter reading alone settles nothing, and why patterns, timing, construction and salt analysis matter.
