A structure that sticks out in the rain
A chimney is the most exposed part of most houses: it stands above the roofline, catches weather from every direction and is riddled with junctions — flashings, flaunching, render, pots and caps. Each of those junctions can fail, and when one does, the damp usually announces itself on the breast inside.
The usual suspects
Damp chimney breasts most often trace back to:
- Failed or poorly detailed flashings where the stack meets the roof
- Cracked flaunching or missing caps allowing rain straight into the flue
- Disused flues with no cap and no ventilation — rain enters, moisture cannot escape
- Porous or poorly pointed brickwork on the stack
- Condensation forming within a cold, disused flue
- Hygroscopic salts from decades of soot contamination migrating into the plaster
The salt problem
Historic soot deposits are loaded with salts, and those salts are hygroscopic — they pull moisture from the air. A chimney breast contaminated with them can look damp every humid day even after every external defect has been repaired. This is why some chimney breasts have been fixed three times and still stain: the repair addressed the water entry but never the contaminated plaster.
What an investigation involves
Assessing a damp chimney breast means looking outside as well as in: the stack, flashings and flue, the moisture pattern on the breast, whether the flue is in use, capped or ventilated, and whether salts are involved. The remedy then matches the cause — repair, cap and ventilate, address the plaster, or a combination.
